FAQ

Frequently asked questions

Pricing, scheduling, weather, and how we work. If your question isn't here, call or send us a message.

Do you offer free estimates?

Yes, on every job. Most quotes go out within 24 hours, and many can be done from a few photos and your address without a site visit.

Is the price you quote the price I pay?

Yes. You get one written price before we start. It only changes if you add work. We don't charge by the hour.

Are you insured?

Yes, fully insured. Property managers and HOAs can request a certificate of insurance before the first visit.

Do I need to be home during the job?

Not usually. Leave the gates unlocked and make sure we can get to an outdoor spigot. We text when we get there and send photos when we're done.

Do you use my water and electricity?

We hook up to your outdoor spigot, and sometimes use an outside outlet. A typical house uses less water than a day of running your sprinklers. For commercial sites without water, we bring our own.

What's the difference between pressure washing and soft washing?

Pressure washing is high pressure, usually with hot water, for concrete, brick, and stone. Soft washing is low pressure with a cleaning solution, for siding, roofs, stucco, and anything else high pressure would damage. We never pressure wash a roof.

Why does hot water matter?

Heat breaks down oil, road film, and mag chloride. We make fewer passes and use less pressure, which is easier on the concrete.

Will cleaning hurt my plants or lawn?

No. We water the plants before we start and rinse them again after.

What happens if it rains or freezes?

Light rain is usually fine. We reschedule for heavy storms, high wind, and any day close to freezing, since water on concrete in a freeze is slippery and can damage it. We'll let you know before your window.

When is the best time of year to clean in Denver?

Spring, once the snow is done, to get the mag chloride and winter dirt off. Late summer and fall for sealing and gutters. We work year round when the weather allows.

How often should I clean my house or driveway?

Once a year keeps most Denver homes and driveways in good shape. Homes under big trees, near busy roads, or with heavy sprinkler overspray do better twice a year.

Do you work in winter?

Yes, on days above freezing, mostly commercial work. We do less residential concrete in the coldest stretches.

What is your re-clean guarantee?

If something we cleaned doesn't look right, tell us within 72 hours and we'll come back and redo it for free.

Can you remove wildfire smoke residue?

Yes. Smoke leaves a gray, greasy film on siding and windows. We soft wash the siding with a degreasing solution and clean the glass with filtered water.

Can you fix hail damage?

No, we only clean. A clean roof does make hail damage easier for a roofer or adjuster to see, and we'll photograph anything we notice.

Do you work with HOAs and property managers?

Yes. We do community-wide building washes, recurring schedules, and after-hours commercial work, with a photo report after each visit.

How do I pay?

Card, check, or bank transfer once the job is done and you've seen it. Most home jobs don't need a deposit.

What areas do you serve?

Denver, Aurora, Lakewood, Littleton, Highlands Ranch, Centennial, Parker, Castle Rock, Arvada, Westminster, Broomfield, Golden, and nearby parts of the Denver Metro.
