What we pressure wash
Pressure washing is for hard surfaces. Driveways, walks, patios, porch steps, brick and block walls, retaining walls, and equipment pads. If it's concrete or masonry and it's dirty, this is usually the right call.
We don't pressure wash roofs, stucco, painted wood, or siding. Those get a soft wash, which is low pressure with a cleaning solution. A pressure washer on those surfaces is how shingles lose granules and stucco gets gouged.
Why we use hot water
Every one of our trailers has a hot water unit that runs up to 200 degrees at 4,000 PSI and 8 gallons a minute. Most of the grime on Denver concrete is oily: tire marks, road film, drips, and the residue mag chloride leaves behind. Cold water pushes that around. Hot water breaks it down, so we make fewer passes and don't have to crank up the pressure.
On flat concrete we use a surface cleaner, a spinning bar under a round housing. It keeps the nozzles at the same height the whole time, so you don't get the stripes you see when someone does a driveway with just a wand.
How the job goes
- We walk the property with you and point out anything that won't fully come out, like old rust or deep oil.
- Stains get pre-treated and the cleaner sits for a few minutes.
- Surface cleaner on the open concrete, wand on the edges, steps, and joints.
- We rinse everything nearby, including siding, windows, and plant beds.
- We walk it with you again before we roll up the hose.
What we need from you
Move cars out of the driveway and anything you care about off the patio. Leave the gate unlocked and make sure the outdoor spigot works. You don't need to be home.
Pressure washing questions
Will pressure washing damage my concrete?
Not if it's done right. Etched concrete usually comes from a cheap wand held too close. We use hot water and a surface cleaner, and keep the wand at a safe distance on edges.
How long does it take?
A driveway, front walk, and porch is usually two to three hours. If we're doing the house wash too, plan on most of the day.
Do you work in winter?
On days that stay above freezing, yes. We won't wash when water could freeze on the concrete.
