How we wash a house
House washing is a soft wash. We spray a cleaning solution on the siding at low pressure, let it sit a few minutes to break down the dirt and growth, and rinse it off. The pressure at the wall is about what you get from a garden hose. The solution does the cleaning.
We can reach most two-story walls from the ground, so we're not leaning ladders on your gutters. Ladders only come out for detail work on tall gables or tight spots.
Siding types
- Vinyl is easy to clean but streaks if the solution dries on it, so we do one wall at a time and keep it wet.
- Fiber cement is tough but streaks the same way. Same approach.
- Painted wood gets a lighter mix and a careful rinse, especially if the paint is older.
- Stucco soaks things up and needs more rinsing. Heavy staining is covered on our stucco page.
- Brick and stone veneer: we look at the mortar before we start.
What's included
- Siding, soffits, fascia, and trim
- Gutter faces, including the black streaks
- Front door, garage door, and light fixtures by hand
- Plant beds watered before and rinsed after
- Windows rinsed so nothing dries spotted
Before we show up
Close the windows, pull patio furniture a few feet off the walls, and make sure the spigot works. If you have a pet door, lock it for the morning. Most homes take two to four hours.
Common questions
Will it hurt my plants?
No. We soak the beds first so the leaves don't take in the solution, and rinse them again when we're done.
How often should I wash my house?
Once a year for most Denver homes. Twice if you're on a busy road, under big trees, or your sprinklers hit the siding.
Can you get smoke film off?
Yes. After a bad smoke stretch, siding gets a gray, greasy film a hose won't move. A soft wash takes it off.
