Stucco
We never pressure wash stucco. High pressure can chip the finish, open up cracks, and push water behind the wall. We soft wash it: solution on at low pressure, let it sit, then rinse. Stucco soaks up a lot, so we rinse more than you'd expect, and we work from the bottom up so clean streaks don't run down through dirty sections.
Green on the north wall and dark streaks under the windows are what we see most. Most of it comes out in one visit.
Stone veneer and brick
We check the mortar before anything else. Old or soft mortar gets soft washed only. Solid brick and stone can take hot water at moderate pressure, which is faster on heavy grime.
White bloom on brick
That white haze is efflorescence, minerals coming out of the masonry. It takes a separate mineral cleaner. If water keeps getting into the wall, it will come back, so it's worth finding where the water is coming from.
Flagstone
Flagstone patios can usually take hot water and a surface cleaner. Loose stones and crumbling joints get a lighter touch.
Repairs
We don't patch stucco or repoint mortar. We'll photograph cracks and loose joints for your contractor.
Price
Stucco and stone cleaning usually runs $279 to $749, based on wall area and how rough the texture is. Rough stucco takes more solution and more rinsing than a smooth finish.
Stucco and stone questions
Can you pressure wash stucco?
We won't. It's too easy to damage. Soft washing gets it clean without the risk.
How long before I can paint or seal it?
Give it at least two dry days. Stucco holds water longer than siding does.
Will the green on my north wall come off?
Usually all of it in one visit. If the stain is deep in the stucco, it keeps fading for a week or two after.
